Ingenuity, a $14 million, 50,000-square-foot office building that will be located in Gainesville’s quickly-growing Innovation Square district, officially broke ground on March 17th.

Ingenuity’s developer, Trimark Properties, specializes in cutting-edge office space in Gainesville FL. The local development firm has played a significant role in the expansion of Innovation Square, the high-tech zone between downtown Gainesville and the University of Florida campus dedicated to research and office space for start-ups and tech companies. Trimark is partnering with Flad & Associates Architects and Ajax Building Corporation for the project.

The four-story Ingenuity building, located at 643 SW 4th Ave, will be the second office building in the Innovation Square area constructed by Trimark Properties in the past two years. It follows Nimbus, a 15,000-square-foot, environmentally-friendly workspace located only a few blocks north. Completed in 2016, Nimbus is currently home to marketing company SharpSpring.

“Ingenuity is located in the heart of where startup companies in Florida want to be,” said John Fleming, managing partner of Trimark Properties. “The Innovation Square community is changing the reputation of Gainesville from college town to dynamic research center, and we’re excited to see the positive impacts Ingenuity will bring to the city’s overall growth.”

Although Ingenuity is not set for completion until January 2018, the third and fourth floors of the office building are already leased. The building is expected to fill quickly due to its position in the highly-coveted area of Innovation Square, which brings businesses situated in its corridor distinct business advantages. Ingenuity’s close proximity to other local start-ups provides countless networking opportunities, while its connections to the University of Florida nurtures relationships with students, who offer a fresh perspective and unique talent from an employment standpoint.
