Trimark Properties, a prominent local real estate developer known for its portfolio of commercial real estate and series of Gainesville apartments, won its thirty-sixth award from the City of Gainesville’s Beautification Board last week for Nimbus, a state-of-the-art luxury office building completed in late 2015.
The 15,000-square-foot structure is a first-of-its-kind building in Gainesville, offering two-stories of fully-customizable luxury office space in Innovation Square, the town’s thriving tech startup district. Located at 550 SW 2nd Avenue, the building’s ultramodern, metal panel and glass-clad exterior is a striking addition to the high-tech corridor between downtown and the University of Florida campus, which has faced exponential success over the past several years since the development of the Florida Innovation Hub in 2012. It has become an increasingly popular destination for growing businesses, as dozens of startups have recently migrated to the region to establish headquarters.
John Fleming, managing partner of Trimark Properties, cites Innovation’s Squares ideal location in the heart of the city as a major reason for its flourishing success. Businesses positioned in the area benefit from a network of other budding companies, research and resources from the University of Florida, and surrounding local restaurants and entertainment. With the development of Nimbus, companies can now also benefit from the availability of luxury office space.

Nimbus undoubtedly fits the description of an upscale, tenant-focused office space. The two-story building features an ultramodern façade that balances elements of beauty, sustainability and historic charm. The exterior is adorned with sleek corrugated metal panels and glass walls, while the interior boasts polished stained concrete floors, exposed steel beams, and a unique wood accent wall which used reclaimed wood from the warehouse which previously stood on the property.
Trimark Properties collaborated closely with the building’s current tenant, event automation firm SharpSpring, to design a floorplan that would fit both their current business needs as well as their projected future growth. The building features a blend of spacious, open work areas which promote workplace communication and collaboration, as well as private suites, conference rooms and phone booth-style offices for breakout spaces. Jeffrey Raasch, AIA, and CHW, Inc. were the architects for the project, along with landscape architect Buford O. Davis.
Trimark was presented with the award for Nimbus last Wednesday, April 26th, 2017, at the Board’s annual ceremony. The event was held downtown at the Thomas Center in the Spanish Court and Long Gallery and was attended by notable leaders, executives and project managers from all across the Gainesville area. Awards were presented for a variety of different design categories, including Institutional Facilities, Gainesville Apartments, Environmental Enhancements and Commercial Businesses. In addition to Nimbus, nineteen other projects were honored for contributing to the city’s revival. Two special awards were also granted for Outstanding Individual and Group. The award is prestigious, and it is a gratifying reward after hundreds of hours spent planning, collaborating and fine-tuning development projects.
